Keep Your Home in Check: Receiving an Inspection

Maybe you have already found the best home buyer and agreed on the sale price. But before closing the sale deal, you remember that you will be receiving an inspection from a home inspector (there’s a well known company who performs these at TrueView Home Inspections). So, how do you keep your home in check?

Well, no home is perfect. But, in a typical home sale transaction, an inspection is done after a buyer signs the purchase agreement. This is mostly before the closing date. In most cases, home buyers make closing contingent on home inspection results. That means they can easily back out if their inspector reports something they don’t like about the house. It also implies that the seller may be compelled to repair or lower the sale price to cater for the repair.

As such, your goal is to make the inspection go smoothly. You want the inspector to detect minor issues that won’t affect the deal or sale price of your home. But, how do you do this?

De-clutter and Clean Your Home

This may seem obvious but you are likely to forget it because you have many things to attend to when selling a home. Essentially, home inspectors look beyond the usual superficial sparkle of clean homes. It’s therefore important to make every part of your home easily accessible by cleaning and de-cluttering it. For instance, make accessing the basement attic easier. Also make electrical panels easily accessible. The inspector should not trip over the kid’s toys when doing the inspection. Think about de-cluttering and cleaning the home as early packing.

Get Paperwork Together

Come up with a file that includes documentation of repairs and maintenance that has been done on your property. If you have filed an insurance claim, keep the papers together. This will enable you to prove to the inspector that you handled the problem.

Prepare to Allow the Inspector Complete Access

Don’t lock the doors and gates when expecting an inspection. Instead, prepare to allow the inspector complete access. Let them check the garage, sheds, and other parts they wish to visit with ease.

Basically, these are some of the best ways to prepare your home for an inspection. It’s also important that you get a pre-inspection to avoid unpleasant surprises.

The Problem Downunder

Wow it feels like its been a while since I made a blog post, sorry everyone! Well life has been a little hectic lately, and to top it all off I had some serious issues this week. I’m sure you have heard the saying “when it rains it pours” and that is no exaggeration. It was literally pouring in my basement, the memory of it still is haunting.

Typically I am a kind of “do it yourself” type of gal, but this was over and above my scope of ambitions. I want to give a big shout out to the plumber that came to my rescue with their plumbing services at 2am in the morning when my basement started flooding. After calling a few different companies that advertised 24 hour service with no luck, I was so relieved to have someone come over, and very quickly I might add. What To Eat During Renovations?

During my house renovation adventure I’ve been having trouble staying on top of my health and eating habits. Like most of us, we usually gravitate towards fast, easy and relatively cheap when it comes to our food and groceries. Now more than ever has it been more of a challenge for me to plan and prepare meals when there are so many other things on my mind. However I have accepted the challenge and am enjoying great healthy clean food during all of the work that’s going on.

So many things you have to consider when doing reno’s. Where will I eat? What will I eat? How will I cook? What about washing the dishes? And so on.. Unless you are planning to bring all the dishes in the shower with you to wash, it will take some thought and preparation so things run a whole lot smoother than if you didn’t.

Cleanliness Is Next To Godliness

A friend of mine in the cleaning business has developed some really great healthy lifestyle habits. She has passed some knowledge on to me so I thought I would share a few, to show how easy it can be to keep your home looking sharp. I started applying these steps as well and have found my house looking a lot cleaner on a regular basis. Here are a few simple tips today on how I have been attempting to create and sustain some new habits around the house. Maybe you can take them and apply them to your home as well. Whether you’re a regular cleaning pro and you already have your routine down, or have the worst hygiene habits ever but would like to start somewhere. … Oh and just so you know, I still have those lazy days where I hire her to clean my place once and awhile. She does a way better job than I do anyways, she goes the distance when it comes to keeping things tidy. But she is really great in that, she will still encourage me to pick up a sponge or dust pan once in awhile and do it myself… or at least try. That’s usually how she bribes me into giving me a friendly discount benefit when she does come to clean.

Between Here & There

So I just began some improvements on my home. I’m getting a bunch of things done from small touch ups to a few bigger projects. I figured this year is the year to make my home awesome! I really felt I needed somewhere or someone I could share the process with and what do you know, I have all of you to share it with!

Tear that Ol’ Roof Down

The first big “elephant” that desperately needed to be addressed was my roof. It started as such a small thing, but we as humans tend to procrastinate. Well, with the little knowledge I have of roofing… which is pretty much none, I now realize I should have called a pro a long time ago. They helped educate me on my roof and the “why’s” of caring for it and passed on some helpful preventative tips on how to do just that.

Hello everyone, here’s for an intro to my new website.

I want to welcome you to the beginning of a resourceful journey of information and discovery of great things. There may be talk about people, places, things & just plain old cool topics that will no doubt give you a reason to explore more about whatever it is I might be relaying to you, based on my experiences.

I really like coffee so I’m hoping to share some of my trips to some good places I find that serves a nice cup of joe. Then I’ll fill you in on the book I’m reading while sipping on my vanilla latte.

Lots of helpful tips and tricks coming your way in regards to life at home, family and business. Might even bring in a friend or two to share a post of their experience. Whether it’s where they shop and found a pretty dress or what company they last hired to do some home improvements. I’ll try to bring some variety to the posts and do my best to keep you intrigued.
